Description
The Nieslanik Ranch is set just 5 miles north of Cokeville, WY, in the southern end of Lincoln County. The ranch totals 399+/- deeded acres, of which 360 +/- consist of highly productive irrigated fields and pastures. Perfectly positioned on the banks of Chalk Creek and adjacent to thousands of acres of public land, the ranch is thoughtfully improved with a beautiful 3155 sq. ft log home, 6000 ft shop, 800+/- ton hay storage, plus associated ranch support buildings. Chalk Creek adds a beautiful water feature to the yard and then goes on to fill a stock pond just downstream of the owner’s residence. The pond is frequented by deer and elk and has been a favorite family ice skating spot in the winter months.
The Cokeville area is widely known for its excellent big game hunting, namely Rocky Mountain Elk and Mule Deer. Given it’s adjacency to public land, the Nieslanik Ranch is frequented by both species. The owners have been very successful hunting on the adjacent BLM and the National Forest lands beyond. Select family and friends have been permitted to hunt the ranch, with excellent success.
Aside from big game, the ranch may be visited by nearly any wildlife species native to the area. Due to it’s proximity to the Bear River, less and ½ mile from the western border of the ranch, the Spring and the Fall see the fields frequented by ducks, geese and Sandhill cranes.
The owner’s home is a beautiful 3155 sq. ft log structure which was built in 2001, it has 5 bedrooms and 3 baths, providing plenty of space for family and friends. The 6000 sq. ft shop is a ranchers dream, with poured concrete floors, propane heat, and generous work and storage spaces. Additional support structures include; a two car garage, covered hay storage, chicken coop, greenhouse and a small airplane hanger.
